Abacoa overview
Abacoa sits in the Town of Jupiter along Donald Ross Road, about a quarter mile east of Interstate 95. The community traces to a plan the John D. and Catherine T. MacArthur Foundation brought to the Town of Jupiter in the mid-1990s, on land the foundation had previously leased for farming; the town approved the development plan in 1996, and construction began in 1997.
Abacoa was designed around the principles of Traditional Neighborhood Development — a compact, walkable layout organized around a central town center rather than a single subdivision of similar homes. That town center, Downtown Abacoa, is a Main Street-style district of shops, restaurants, and an outdoor amphitheater used for concerts and community events.
Beyond housing, Abacoa is also home to a university and biomedical research campus, a Major League Baseball spring-training stadium, a public golf course, and a Town of Jupiter community park — a combination that gives it a distinct identity within Jupiter.
The piece most buyers miss is the governance, and it has three layers. The master body is the Abacoa Property Owners’ Assembly, Inc. — “Assembly,” not “Association,” both in its recorded Declaration and on its own site — which the Declaration names as the primary governing body and which comprises all titleholders within the submitted properties. Beneath it, section 4.1 of the Declaration requires that each neighborhood or district establish its own not-for-profit corporation to govern the property within it, so almost every owner also belongs to a neighborhood or district association. The golf course property is the sole exception: it forms no sub-association, but it remains subject to the community architect, assessments and liens, and its titleholder holds a distinct class of Assembly membership.
The third layer is a special district, and it is not what people usually assume. Abacoa has no community development district. Article IX of the Declaration instead names the Northern Palm Beach County Improvement District — an independent special district created by the Florida legislature in 1959, long predating Abacoa — which operates more than seventy-five numbered units of development, each with its own budget and plan of improvements. Abacoa sits in units 9A (“Abacoa I”) and 9B (“Abacoa II”). Its assessments are non-ad valorem and, in the Declaration’s own words, appear on each titleholder’s annual unified real property tax bill, collected by the Palm Beach County Tax Collector.
Location within Jupiter
Abacoa is located on Donald Ross Road in the Town of Jupiter, just east of Interstate 95, placing it inland from Jupiter’s beaches and the Loxahatchee River.
Its town center is built around Main Street and University Boulevard, with the Florida Atlantic University campus, Roger Dean Chevrolet Stadium, and Abacoa Golf Club arranged around it.

Real estate in Abacoa
Housing in Abacoa is arranged as a series of distinct named neighborhoods within the larger master plan rather than as a single subdivision. The Property Owners’ Assembly publishes its own directory of them, which lists: Addington Place of Jupiter, Allure at Abacoa, Antigua at Town Center, Cambridge, Canterbury Place, Charleston Court, Dakota at Abacoa, Mallory Creek, Martinique, NewHaven, Osceola Woods, San Palermo, Somerset, The Island at Abacoa, The Sophia at Abacoa, The Village at Abacoa, Tuscany, Valencia and Windsor Park. A separate directory covers the commercial districts, among them Downtown Abacoa, Abacoa Plaza, University Commons, the Alexandria Innovation Center and the Workplace District buildings. The Assembly describes the master plan as holding twenty residential neighborhoods and more than twenty commercial districts; its published directories do not divide quite that neatly, so we cite its statement rather than recount it.
On scale, the Assembly states that when fully built Abacoa will hold 6,073 residences and just over 3 million square feet of commercial space. That is a build-out projection carrying no date on the page — it describes the plan rather than a current count, and should be read that way.
The design language is documented, if sparely. The Assembly describes front porches, alley-access garages, central community greens and community buildings, along with tree-lined streets carrying sidewalks on both sides — the physical vocabulary of Traditional Neighborhood Development. We publish no architectural style names, because the Town of Jupiter’s Abacoa Architectural Pattern Book could not be retrieved during research, and naming styles without it would be guesswork.
The governance is where Abacoa differs most from a conventional subdivision, and it is worth understanding before you make an offer. Three layers apply. First, your neighborhood or district association — the Declaration requires each neighborhood and district to form its own not-for-profit corporation. Second, the Abacoa Property Owners’ Assembly above it, which holds four classes of membership and votes indirectly through voting members who represent the neighborhood or district that elected them. Third, the Northern Palm Beach County Improvement District, whose units 9A and 9B cover Abacoa and whose non-ad valorem assessments arrive on the county property tax bill rather than through the Assembly.
Architectural review is correspondingly two-tier. An owner applies first to their neighborhood or district architectural committee — one member of which is appointed by the Assembly board — and an approval there must then be reviewed by the Community Architect. If the Community Architect disapproves, the owner has thirty days to appeal to the Assembly board. The board may also impose stricter standards on property abutting a through street or a greenway, or visible from any location it deems of special interest. Budget time for that process on any exterior project.
On what any of this costs, we publish nothing, because nothing current is published. The Declaration sets out the assessment *structure* in percentages — the golf course property carries 2.1% of the general assessment budget, with the remaining 97.9% apportioned across residential neighborhoods, residential districts and commercial and workplace properties by assumed acreage, recalculated each 1 October — but those are 1997 recorded percentages, not dollars. No current Assembly assessment, neighborhood association due or NPBCID assessment figure was available from an authoritative source, and we do not estimate them. Ask for the current figures for the specific neighborhood in writing, and confirm the NPBCID line on the tax bill.
On price, no authoritative source publishes a median or average sale price for Abacoa or for ZIP 33458. The Palm Beach County Property Appraiser’s public tools are all individual-property lookups, and its tax roll reports carry no Abacoa or NPBCID line — the finest geography they reach is the municipality. For context only, and explicitly not as a price: the Property Appraiser put total taxable value for the whole Town of Jupiter at $18,466,831,767 on the final 2025 roll dated 8 October 2025, with the 2026 estimate dated 1 June 2026 at $19,582,103,282 including net new value. That is a town-wide tax base, not Abacoa and not a sale price. Christian works from verifiable comparables for the specific neighborhood and floor plan.
Ownership considerations
Identify which neighborhood association a property sits in, and get that association’s current budget, assessment and reserve position — not the Assembly’s. The Declaration lets the Assembly collect either through the sub-associations or directly from titleholders, so ask which applies.
Check the Northern Palm Beach County Improvement District line separately. It is a non-ad valorem assessment on the county tax bill, it is not an Assembly charge, and Abacoa falls in units 9A and 9B. NPBCID is a political subdivision of the state that maintains stormwater systems, roadways and sidewalks, canals and waterways, lakes and preserves.
Plan exterior work around the two-tier architectural review — neighborhood or district committee first, then Community Architect, with a thirty-day appeal to the Assembly board if the Community Architect disapproves. Property abutting a through street or greenway may face stricter standards.
Assessments are a continuing lien on each lot under the Declaration, with priority over all other liens except those statutorily superior. Confirm that assessments are current at closing.
Lifestyle in Abacoa
Day-to-day life in Abacoa centers on its walkable town center, with the golf club, the ballpark, the university and research campuses and a 24-acre town park all inside the same master plan. We name no individual restaurants or shops below: the Assembly maintains a business directory, but no venue roster was verified during research, and rosters like that go stale faster than anything else on a page like this.
