Old Port Cove overview

Old Port Cove sits inside the incorporated Village of North Palm Beach, and that was checked at the source rather than assumed. A point at the community’s center returns “Village of North Palm Beach” on Palm Beach County’s municipal GIS layer and “North Palm Beach village” on the Census Bureau’s incorporated-places layer, and every parcel falls in ZIP code 33408. It is not in Lake Park, Palm Beach Gardens, Riviera Beach, or unincorporated county.

Structurally, Old Port Cove is unlike the single-family and golf-club communities elsewhere in northern Palm Beach County: it is entirely condominium. All 1,047 residential parcels on the county property roll are coded condominium — there is no single-family or townhouse-coded parcel in the roll at all — spread across a cluster of mid- and high-rise buildings on the peninsula.

The community is run as seven independent condominium associations rather than a single master association. Two of the associations state this in writing on their own websites: the Old Port Cove Towers describe themselves as “one of seven Associations within Old Port Cove,” and Harbor Village describes itself as “one of the seven communities located in Old Port Cove.” We looked for an overarching master or property-owners association and could not verify one, so we do not claim there is one.

A small point of accuracy worth carrying carefully: the recorded declarations run One, Two, Three and Five — there is no “Old Port Cove Condominium Four.” Association Two and Association Three together are known as the Quay. So the seven associations are the Admiralty (Association One), the Quay (Associations Two and Three), Marina Tower (Association Five), Lake Point Tower, the Old Port Cove Towers (East and West), and Harbor Village.

Location within North Palm Beach

Old Port Cove occupies a peninsula on the west shore of the Intracoastal Waterway, reached from Lakeshore Drive. US Highway 1 runs immediately to the west of the community — confirmed against Census road data, which places two US-1 segments just west of the parcels.

John D. MacArthur Beach State Park lies to the south-southeast, across the Intracoastal on Singer Island, and Ellison Wilson Road runs roughly parallel inland to the northwest. Those directions were geocoded; we publish no drive times or “minutes from” figures, because none was measured.

The community is in ZIP code 33408, the North Palm Beach ZIP that also contains several of the area’s private schools. Most of the public schools that serve the ZIP, by contrast, sit just west and north in Palm Beach Gardens and Lake Park.

We do not publish a relationship to the North Palm Beach Country Club, North Lake Boulevard, or Singer Island beyond the state-park crossing above, because those relationships were not measured in the mapping data during research.

One discrepancy to flag honestly: the Cove Towers’ own site says 176 units where the roll shows 171, so we publish the roll figure.

Governance runs through those seven condominium associations, each with its own board, budget and rules — there is no single club membership or master assessment layered on top, because no master association was verified. That means the practical questions here are building-specific: each association sets its own condominium documents, fees, reserves and leasing rules, and they are not interchangeable from one tower to the next.

On price and cost, there is nothing authoritative to publish and we do not invent it. No median or average sale price, price per square foot, condominium assessment, days-on-market or inventory figure for Old Port Cove exists on any authoritative source we checked. The county tax roll carries only an aggregate municipal line — the Village of North Palm Beach’s total taxable value — which is a tax base, not a price, and is never attributable to Old Port Cove.
