The riverfront around Tequesta is one of the more geographically interesting places in the county, and the first thing to get right about it is jurisdiction — because a single mailing address, “Tequesta, FL 33469,” covers land in three different Palm Beach County jurisdictions and even crosses into a fourth county. We checked representative neighborhoods parcel by parcel against both the county’s municipal boundary layer and the Census Bureau’s incorporated-places layer, and they do not all land in the same place.

Inside the incorporated Village of Tequesta are the river side of the Tequesta Country Club (Country Club Point) and streets such as Point Drive, Shay Place and the North Riverside Drive frontage. In unincorporated Palm Beach County — despite “Tequesta” or even “Jupiter” mailing labels — are Anchorage Point, Bermuda Terrace, Pennock Point and Cove Road. The recorded North Riverside plat and part of Riverside on the Loxahatchee fall in the Town of Jupiter. And north of County Line Road, the 33469 area crosses into Martin County entirely. The practical takeaway: on this stretch of river, jurisdiction has to be confirmed at the specific parcel, not read off the mailing city.

One records caution follows from that. The county parcel roll carries a “municipality” field, and here it is demonstrably unreliable — it labels Anchorage Point, Bermuda Terrace and Pennock Point “Jupiter,” while both authoritative boundary layers place all three in unincorporated county. This guide relies on the boundary polygons, not that field.

What ties the neighborhoods together, across all those lines, is the water. These are single-family river- and canal-front communities on the Loxahatchee — recorded under plat names like Anchorage Point, Bermuda Terrace, Country Club Point, Pennock Point and the several Riverside subdivisions — where the draw is a dock and a route to the ocean.

The neighborhoods line the Loxahatchee River in and around the Village of Tequesta, north of the Town of Jupiter, at the far northern end of Palm Beach County. The river’s three forks — the Northwest, North and Southwest — converge at a central embayment, where the fresh water turns brackish as it mixes with tides from the Jupiter Inlet before reaching the Atlantic.

That is also the water-access path for riverfront and canal homes: out the river or canal to the embayment, then through the Jupiter Inlet to the ocean. We publish no channel depths, bridge clearances or run times, because none was available from an authoritative source.

A point of accuracy about the “Wild and Scenic” label often attached to the Loxahatchee: the Northwest Fork is a National Wild and Scenic River, designated in 1985, but that designated reach runs upstream through Riverbend Park and Jonathan Dickinson State Park — about 7.6 miles of it. The residential riverfront in this guide sits downstream on the tidal main stem and embayment, so we do not describe these homes as being “on the Wild and Scenic river.”

These are single-family neighborhoods, confirmed from the county roll: the recorded riverfront plats — Anchorage Point, Bermuda Terrace, Country Club Point, Pennock Point and the Riverside subdivisions — return single-family homes and vacant lots, with condominiums forming a separate, adjacent inventory nearer the Intracoastal and the inlet rather than part of these plats. The common thread is water: river frontage, canal frontage and private docks.

The unusual feature of this market is that neighboring streets can sit in different governments. The river side of the Tequesta Country Club and streets like Point Drive and Shay Place are in the Village of Tequesta; Anchorage Point, Bermuda Terrace and Pennock Point are unincorporated county; the North Riverside plat is in the Town of Jupiter. That affects which government sets land-use rules, provides services and levies municipal taxes — so identifying the exact jurisdiction of a specific home is a first-order question here, not a detail.

Utilities add another layer to confirm. Wastewater in the area is the responsibility of the Loxahatchee River District (ENCON), the independent special district that serves the wider Jupiter–Tequesta area — though the district runs septic-to-sewer conversion programs, so whether a specific riverfront parcel is on sewer or septic should be verified rather than assumed. None of these neighborhoods is in a Northern Palm Beach County Improvement District unit.

On price, there is nothing authoritative to publish, and the figures that circulate for these streets are marketing rather than sourced data. No dated, authoritative median sale price, price per square foot, days-on-market, inventory or dock-fee figure exists for the Tequesta riverfront at neighborhood level. Value here is driven almost entirely by the specific water frontage — river versus canal, the dock, the depth, the route to the inlet — and by jurisdiction, so Christian works from property-specific comparables rather than any area-wide number.

Confirm jurisdiction at the parcel before anything else. The Tequesta riverfront spans the Village of Tequesta, unincorporated Palm Beach County and the Town of Jupiter, with Martin County north of County Line Road — and the parcel roll’s municipality field is unreliable here, so rely on the boundary layers or a professional’s determination.

For any waterfront home, verify the water frontage type (river vs canal), dock permitting, seawall condition and navigable access to the embayment and the Jupiter Inlet with qualified professionals.

Confirm the wastewater arrangement for the specific parcel — the Loxahatchee River District (ENCON) serves the area, but some parcels remain on septic pending conversion, so sewer availability is a per-property question.

Verify flood zone, elevation and insurance for the exact address; riverfront and tidal-embayment locations make these especially important, and they vary lot by lot.

Life on the Tequesta riverfront is built around the Loxahatchee and the boating it supports — a dock at the house, the run down to the embayment, and the Jupiter Inlet out to the Atlantic. Upstream, the river’s Wild and Scenic Northwest Fork and the parks along it are a nearby natural draw, even though the residential frontage sits on the tidal river downstream.
