Admirals Cove is a gated golf and waterfront community inside the Town of Jupiter, on the west side of the Intracoastal Waterway. Its master association describes 893 homes across nearly 1,000 acres, with thirteen miles of roadways and seven miles of navigable waterways — and the community is split into two halves by Alternate A1A.

Admirals Cove sits entirely within the Town of Jupiter — both of its halves. That is worth stating precisely, because the communities around it do not share the same status: Jonathan’s Landing, immediately to the north, is unincorporated Palm Beach County, and Frenchman’s Creek, about two miles south, is in the City of Palm Beach Gardens. Jurisdiction here was confirmed by testing the community’s own published address against Palm Beach County’s municipal boundary layer and the Census Bureau’s incorporated-places layer, both of which return the Town of Jupiter, and it is corroborated by the Town exercising planned-unit-development zoning over the community.
The single most useful structural fact is that Alternate A1A runs through the middle. The eastern half holds the waterfront housing on the Intracoastal side; the western half is the Golf Village section. The split is not a matter of local usage — it shows up independently in three datasets. The recorded subdivision names differ, with the western plats all carrying “Golf Village” or “Admirals Cove West” names. The ZIP Code Tabulation Areas differ, 33477 east and 33458 west. And special-district membership differs: the Northern Palm Beach County Improvement District lists Unit 9 as “Admirals Cove West (North of Donald Ross Road),” with no unit covering the eastern half at all.
Governance runs through the Master Property Owners Association at Admirals Cove, which states it is responsible for 893 homes and describes the community as encompassing nearly 1,000 acres, thirteen miles of roadways and seven miles of navigable waterways. Beneath it sit four named condominium associations — Captains Way, Spyglass Way, Waterside and Nautical Way — alongside Golf Village. The club is a separate entity from the association: the Club at Admirals Cove states it was always intended to be member-owned, became an equity club in 1988, and moved to full member equity ownership in November 1999.
The western side has a documented entitlement history. A Town of Jupiter staff report records that the Town and Admirals Cove Associates entered into a planned unit development agreement for Admirals Cove West on 5 January 1988, and that an August 1995 amendment reduced the maximum number of dwelling units there from 300 to 130. The report gives the west PUD as roughly 248.8 acres in total with about 152.1 acres of golf course, zoned R-2 with a Low Density Residential future land use. Those acreages describe the western PUD only — not the community as a whole.
The community lies on the west side of the Intracoastal Waterway, and the club describes its own position as just west of the Intracoastal and north of Channel Marker 21. Alternate A1A — which also carries State Road 811 and Old Dixie Highway on this alignment — is the road at its door, running between the two halves of the community.
Two geographic descriptions in wide circulation are wrong, and we avoid both. Admirals Cove is not on US-1: at this latitude US-1 runs on the far side of the Intracoastal Waterway, separated from the community by the water. And it does not front the Loxahatchee River — the river’s mapped extent begins north of the community, with Jonathan’s Landing in between. The water Admirals Cove actually fronts is the Intracoastal and its own interior waterway system.
On ZIP codes, both the club and the master association give 33477 as the community address, and that covers the eastern side. If precision matters — and for a mortgage or insurance application it can — the western Golf Village section falls within the 33458 ZIP Code Tabulation Area instead.
We publish no drive times or road distances from Admirals Cove to anywhere. The only two distances stated here are the club’s own, and both are by water: two miles from the Jupiter Inlet and eight miles from the Port of Palm Beach.
The master association puts the community at 893 homes and names three housing categories: Harbor Homes, Villas and Patio Homes, and Custom residences. Beneath the master association sit four condominium associations — Captains Way, Spyglass Way, Waterside and Nautical Way — plus Golf Village on the western side of Alternate A1A. The county property roll, which counts parcels rather than homes, shows the structural mix behind those categories: predominantly single-family, with a substantial number of condominium parcels and a smaller number of townhouses.
Dockage is a per-home matter here, not a shared amenity, and the association’s rules are written to the individual owner: if a property has a dock, maintaining it in safe and structurally sound order is the homeowner’s responsibility. Vessel length is governed by housing type and lot width, and the limits the association published in July 2026 are specific. For custom and patio homes on lots up to 70 feet wide, the limit is 50% of lot width plus 10%; on lots over 70 feet, vessels are governed by 30-foot total setbacks. Villa II homes and Captains Way villas are set at 40 feet, Captains Way Harbor Homes at 35 feet with no flybridge or tower, and Spyglass and Waterside Harbor Homes at 34 feet subject to condominium board approval. The association adds that any size determination is also subject to accessibility — channel depth and width, king tides, and depth of water. Confirm the current rule and the actual accessible depth for the specific dock before committing to a vessel.
What we will not tell you is what any of it costs to belong to. The Club at Admirals Cove publishes no membership figure anywhere on its site — no initiation fee, no deposit, no equity contribution, no dues — and its membership page lists no membership categories at all. Every number circulating for this club is unsourced, so we publish none. The master association and the condominium associations likewise publish no assessment figures. Nor does any source state whether club membership is required of homeowners, so we do not assert it either way; that is a question to put in writing during due diligence.
A note on claims you will encounter elsewhere. Neither the club nor the association states anywhere that the community has “no fixed bridges” or “direct ocean access,” so we do not publish either phrase — the club’s own sourced statement is that its location puts members two miles from the Jupiter Inlet by water. A current marina slip count is likewise unpublished: the only slip figure on the club’s own site is historical, describing the original 57-slip marina of the 1980s, and a brokerage site’s different figure conflicts with the club’s own stated vessel capacity. We publish the club’s current figure — vessels up to 165 feet — and nothing else.
On price, no authoritative source publishes anything for Admirals Cove. The Palm Beach County Property Appraiser’s tax roll reports carry no Admirals Cove line, and no Northern Palm Beach County Improvement District line either, so there is not even an aggregate taxable value to cite for the district that covers the western half. There is no published median, price per square foot, days on market or inventory figure. Individual parcel sale data exists in the county roll, but harvesting it into a market statistic would not meet this site’s sourcing standard. Establish which side of Alternate A1A a property sits on before anything else. It determines the ZIP, whether the Northern Palm Beach County Improvement District’s Unit 9 assessment applies, and whether the home is on the waterway system at all.
For any waterfront home, confirm both the association’s current vessel-length rule for that housing type and the actual accessible depth and width at the dock. The association explicitly conditions size on channel depth, width, king tides and depth of water, so the published rule is a ceiling rather than a guarantee.
Ask the club directly about membership: cost, categories, and whether it is required of homeowners. None of that is published, and it is material to the true cost of ownership here.
Request the master association’s and the relevant condominium association’s current budgets and assessments in writing. No figures are published for either.
