Mirasol

Mirasol is a gated country-club community on the north side of PGA Boulevard in Palm Beach Gardens, which the club describes as 2,300 acres across 23 neighborhoods. Club membership is mandatory with home ownership — and, unusually, the membership category attaches to the individual home rather than to the buyer.

Mirasol overview

Mirasol lies entirely within the City of Palm Beach Gardens. That was tested rather than assumed: point-in-polygon checks at four separate points across the community return the City in both the county’s municipal layer and the Census Bureau’s incorporated-places layer, and the county parcel roll independently codes the parcels to Palm Beach Gardens with none marked unincorporated. The community is in ZIP code 33418 — every parcel tested falls in that ZIP code tabulation area.

The membership structure is the most important thing to understand here, and the club states it plainly twice. Its community page says membership to The Country Club at Mirasol is mandatory with home ownership, and its page for real estate agents describes the association as a mandatory-membership homeowners association whose board governs the club and common areas. There are three categories — Golf, Sports and Social — and the crucial detail is that they correlate with the home rather than the purchaser: golf memberships are available only to buyers of homes that carry a golf membership, and social memberships only to buyers of homes that currently have one. In practice that means the membership category is a feature of the property you are buying, and it is worth establishing which category a given home carries before you fall for it.

Two associations sit over the community, both confirmed on the City of Palm Beach Gardens’ own roster of homeowner associations. Mirasol Club & Association governs the club and the common areas. The Mirasol Master Maintenance Association provides an additional layer of governance to each village, from an office outside the gates. Separately, Mirasol is Unit 43 of the Northern Palm Beach County Improvement District, an independent special district created in 1959 whose non-ad-valorem assessments arrive on the county property tax bill.

One boundary point that trips people up: Mirabella at Mirasol is not part of Mirasol. The club states directly that properties outside the gates such as Mirabella are not governed by or affiliated with the association, and Mirabella has its own homeowners association on the City’s roster. The same applies to Portofino, Mirasol Walk and Mirasol Town Square, which sit outside the gates. A listing carrying a Mirasol name is not automatically in the club community.

Location within Palm Beach Gardens

Mirasol occupies a large footprint on the north side of PGA Boulevard, immediately west of Florida’s Turnpike. Those relationships were measured from Census road data against the community’s own parcel envelope rather than taken from a description: PGA Boulevard runs just south of the southernmost Mirasol parcels, and the Turnpike sits just east of the easternmost ones.

Jog Road wraps the community along its north and east sides, running between PGA Boulevard and Donald Ross Road. Donald Ross Road itself is well to the north — it is not a boundary of the community, and descriptions placing Mirasol “on Donald Ross Road” are wrong. Hood Road crosses further north again.

The community is in ZIP code 33418, which the club also prints as its own address. There is no ambiguity here: every one of the parcels tested falls in that single ZIP code tabulation area.

We publish no drive times or distances. No authoritative source publishes them, and we do not compute travel times from mapping data.

A search caution: the county parcel roll contains an unrelated “El Mirasol” plat on the barrier island in the Town of Palm Beach. It has nothing to do with this community.

Notable features

Two championship courses
Thirty-six holes in total. The Sunrise Course is a Tom Fazio design playing from 4,892 to 7,298 yards across nine sets of tees; the Sunset Course is by Arthur Hills, playing 4,848 to 7,141 yards, with water hazards on 15 of its 18 holes.
Honda Classic history
The club states that Mirasol hosted the PGA Tour’s Honda Classic four times. It publishes no years for those events, so none appears here.
The Grand Clubhouse
A 74,000-square-foot building holding card rooms, a library, the Grille Room and a covered patio on the reception level, with an upstairs bar and lounge, the Grand Ballroom and the Solstice dining room above.
Golf Learning Center
Opened in December 2023, with TrackMan, Swing Catalyst, a Zen Green Stage and SAM PuttLab, alongside a driving range with TopTracer and chipping and putting greens.
The Esplanade
The health and wellness building, with a fitness centre, spin and Pilates studios, personal training, on-site physical therapy, a salon and a spa with separate wet and dry lounges.
Racquet Sports Center
A pro shop and lounge with a championship center court. The club states pickleball recently expanded from four to six outdoor courts, and that it will break ground on an 18,000-square-foot indoor pickleball facility — that building is a plan, not an existing amenity.
Aquatics and sports complex
A saltwater pool with an elevated patio, an activity pool for lap swimming and water aerobics, a beach-entry children’s pool and a hot tub, plus a 2,400-square-foot recreational building with a regulation basketball court, playground, gazebo and bocce.
NPBCID Unit 43
Mirasol is listed on the Northern Palm Beach County Improvement District’s roster of units of development, so a non-ad-valorem district assessment appears on the county tax bill.

Real estate in Mirasol

The club describes Mirasol as 2,300 acres holding 23 neighborhoods, which it calls villages. Those figures are the club’s own, and we publish them with that attribution — no government source states a size for the community. The club does not publish a full roster of the 23, and no complete published list exists, so we do not present one as definitive. Recorded village and street names inside the community include Andalusia, Bianca, Capri, Esperanza, Florenza, Magdalena, Mariposa, Monte Carlo, Olivera, Palacio, Paradisio, Playa Rienta, Porto Vecchio, Quantera, Riviera, San Remo, Siesta, Talavera, Terra Linda, Tranquilla, Via Verde, Vizcaya, Viera and the Villa Vasari condominium.

The housing is overwhelmingly single-family. The county property roll returns more than a thousand single-family parcels against a single recorded condominium plat, so while the community is large, it is not a mixed-density community in the way PGA National is. Parcel counts are not home counts, and neither the club nor the associations publish a total number of homes, so we state none.

Membership works differently here from most golf communities, and it is the fact most worth internalising before you tour. The club states that membership is mandatory with home ownership and that memberships correlate with the home — it recommends reviewing the categories before starting a home search, precisely because the category comes with the property. Golf memberships include greens fees and fourteen-day tee time sign-up and are available only to buyers of homes that carry a golf membership. Sports memberships cover racquet sports, aquatics, fitness, spa, salon, dining and social facilities. Social memberships cover dining, aquatics and social facilities, and are available only to buyers of homes that currently hold one. So two otherwise similar homes in Mirasol can come with materially different club access and cost.

On what that costs, the club publishes nothing — no initiation fee, no equity contribution, no deposit, no annual dues, no minimum, on any page. Nor is any assessment figure published for the master maintenance association, for any village association, or for the improvement district unit. Every figure circulating for this club is unsourced, and we publish none of them.

On price, no authoritative source publishes a median or average sale price, price per square foot, days on market or inventory figure for Mirasol or ZIP 33418. The county tax roll carries no Mirasol line and no improvement district line. The only dated figure available is city-wide: Palm Beach Gardens had a final 2025 taxable value of $21,746,938,681 on the roll dated 8 October 2025, and a 2026 estimate dated 1 June 2026 of $23,495,963,391 including net new value. That is a municipal tax base, not a price, and it is not Mirasol. Christian works from verifiable comparables for the specific village and membership category.

Property styles you'll find here

Single-family homes

The dominant housing type by a wide margin on the county property roll, spread across the community’s villages.

Villas

Villa Vasari at Mirasol is the community’s one recorded condominium plat, with parcels inside the main community body.

Golf-membership homes

A category rather than an architectural style, but a decisive one here: the club states golf memberships are available only to buyers of homes that carry a golf membership.

Sports and social-membership homes

Homes carrying the other two membership categories. Social memberships, like golf, are available only to buyers of homes that already hold one.

Ownership considerations

Establish which membership category a specific home carries before you get attached to it. The club states the category correlates with the home and recommends reviewing the categories before beginning a home search — golf and social memberships are each available only to buyers of homes that already carry them.

Ask the club in writing for the full cost of that category: initiation or equity contribution, annual dues and any minimums. The club publishes no figure of any kind, so this cannot be researched independently.

Budget for at least three separate charges beyond your mortgage and taxes: the club membership, the master maintenance association’s assessment for your village, and the Northern Palm Beach County Improvement District’s Unit 43 assessment, which arrives on the county property tax bill rather than through any association.

The club states that home buyers must undergo background screening and be approved before closing, and that tenants and their live-in guests must be screened and approved before moving in. Factor that timeline into a contract.

Confirm that a property marketed with a Mirasol name is actually inside the gates. The club states that properties outside the gates, such as Mirabella, are not governed by or affiliated with the association, and Portofino, Mirasol Walk and Mirasol Town Square are outside as well.

Two projects were before the City as applications rather than completed work at the time of writing — a clubhouse-area building and an indoor pickleball facility with a gatehouse expansion. Check the City’s current project list rather than assuming either is built.

Mirasol questions, answered

Is club membership mandatory at Mirasol?
Yes, and the club states it in two places. Its community page says membership to The Country Club at Mirasol is mandatory with home ownership, and its page for real estate agents describes the association as a mandatory-membership homeowners association whose board governs the club and common areas. There are three categories: Golf, Sports and Social. The detail that matters most is that memberships correlate with the home rather than the buyer — the club explicitly recommends reviewing the categories before beginning a home search. Golf memberships are available only to purchasers of homes that carry a golf membership, and social memberships only to purchasers of homes that currently have one. So the membership category is effectively an attribute of the property, and two otherwise comparable homes can come with quite different club access and cost.
What do the three membership categories include?
As the club describes them: a Golf membership covers full use of golf along with racquet sports, aquatics, fitness, spa, salon, dining and social facilities, includes greens fees, and allows fourteen-day sign-up for tee times. A Sports membership covers unlimited use of racquet sports, aquatics, fitness, spa, salon, dining and social facilities. A Social membership covers unlimited use of dining, aquatics and social facilities. Both Golf and Social are tied to homes that already carry that category. What the club does not publish is what any of them cost — there is no initiation fee, equity contribution, deposit, annual dues or minimum stated anywhere on its site, so every figure circulating online is unsourced and we publish none. Ask the club directly, for the specific home.
Is Mirabella part of Mirasol?
No. The club addresses this directly, stating that properties outside the gates such as Mirabella are not governed by or affiliated with the association, and Mirabella maintains its own homeowners association on the City of Palm Beach Gardens’ roster. The same applies to Portofino, Mirasol Walk and Mirasol Town Square, all of which sit outside the gates — Mirasol Walk and Town Square being retail and office property near the PGA Boulevard and Jog Road corner. This matters practically, because a listing carrying a Mirasol name is not automatically in the club community, and would not carry the mandatory club membership, the association governance or the same amenities. Confirm which side of the gates a specific address falls on before assuming anything about it.
What golf is there at Mirasol?
Thirty-six holes across two eighteen-hole courses. The Sunrise Course is a Tom Fazio design, which the club says plays from 4,892 to 7,298 yards across nine different sets of tees. The Sunset Course is by Arthur Hills, playing from 4,848 to 7,141 yards, also with nine sets of tees, and with water hazards on 15 of its 18 holes. The club states that Mirasol has hosted the PGA Tour’s Honda Classic four times, though it publishes no years for those events and we do not supply them. Practice facilities include a driving range with TopTracer plus chipping and putting greens, and a Golf Learning Center that opened in December 2023 with TrackMan, Swing Catalyst, a Zen Green Stage and SAM PuttLab. The club publishes no opening or renovation year for either course.
Where is Mirasol, and what are its boundaries?
Mirasol sits on the north side of PGA Boulevard, immediately west of Florida’s Turnpike, inside the City of Palm Beach Gardens and in ZIP code 33418. Jog Road wraps the community along its north and east sides, running between PGA Boulevard and Donald Ross Road. Those positions were measured from Census road data against the community’s own parcel envelope rather than taken from a description. One correction worth making: Donald Ross Road is well north of the community and is not a boundary, so descriptions placing Mirasol “on Donald Ross Road” are inaccurate. Hood Road likewise crosses further north. We publish no distances or drive times, because no authoritative source states them.
How is Mirasol governed, and what are the ongoing costs?
Two associations plus a special district. Mirasol Club & Association governs the club and the common areas, and is the mandatory-membership body. The Mirasol Master Maintenance Association adds a further layer of governance for each village, operating from an office outside the gates. Both appear on the City of Palm Beach Gardens’ own roster of homeowner associations. Separately, Mirasol is Unit 43 of the Northern Palm Beach County Improvement District — an independent special district created by the Florida legislature in 1959 — whose assessments are non-ad-valorem and arrive on the county property tax bill rather than through either association. No dollar figure is published for the club, for the maintenance association, for any village association, or for the district unit, so the only way to establish the real cost of ownership is to request each in writing for the specific property. One procedural note the club publishes: buyers must undergo background screening and be approved before closing, and tenants and their live-in guests must be screened and approved before moving in.
How much of Mirasol is preserve land?
The club states that the community holds 850 acres of natural habitat and preserve areas within its 2,300 acres. We publish that with attribution to the club, and with a caveat worth stating: no government source corroborates it. Mirasol does not appear in the City of Palm Beach Gardens’ future land use element or on its approved projects page, the City’s natural resources page names no Mirasol preserve and publishes no acreage, and Palm Beach County’s environmental resources department does not mention Mirasol on its natural areas material. County land records do show substantial acreage inside the Mirasol plats recorded as forest, park or recreation land and owned by the improvement district — but that total does not reconcile with the club’s figure, and the two are almost certainly measuring different things. We also make no claim that Mirasol adjoins or backs onto the Loxahatchee Slough Natural Area, because that adjacency was not tested.
What schools are near Mirasol?
Marsh Pointe Elementary at 12649 Ibiza Drive is the closest — and a land-records detail worth knowing is that its parcel is recorded within the Mirasol plat. That is a fact about land records only: it is not an attendance-zone statement, and it does not mean the school sits inside the gates. Others in the area include Timber Trace Elementary at 5200 117th Court North, Watson B. Duncan Middle at 5150 117th Court North, Palm Beach Gardens Community High at 4245 Holly Drive and William T. Dwyer High at 13601 North Military Trail. Independent options nearby include the Arthur I. Meyer Jewish Preparatory School and The Weiss School. As always: this is not an attendance-zone list and we make no claim that any address is assigned to any of these schools — confirm that with the School District of Palm Beach County; the federal directory search is radius-capped and not exhaustive; and we publish no ratings, rankings or scores.
What do homes cost in Mirasol?
We publish no figure, because none that meets our standard exists. No authoritative source publishes a median or average sale price, price per square foot, days on market or inventory figure for Mirasol or for ZIP 33418. The Palm Beach County Property Appraiser’s tax roll reports carry no Mirasol line and no improvement district line, so there is not even a district-level aggregate to cite. The only dated figure available is city-wide: Palm Beach Gardens had a final 2025 taxable value of $21,746,938,681 on the roll dated 8 October 2025, and a 2026 estimate dated 1 June 2026 of $23,495,963,391 including net new value. That is a municipal tax base, not a price. Pricing here is complicated by something specific to Mirasol: because the club membership category attaches to the home, two similar houses in different villages can carry different membership rights and therefore different total costs. Christian works from verifiable comparables for the specific village and membership category.
