South Ocean Boulevard

South Ocean Boulevard is, first and most literally, a road: it carries State Road A1A along the ocean side of the Palm Beach barrier island. It is also used informally as the name for the stretch of coastline it serves — and it is worth being straightforward about the difference. No authoritative source defines South Ocean Boulevard as a neighborhood with boundaries. The only formally defined segments are Florida Department of Transportation roadway project limits, which are engineering scopes rather than community lines. Phipps Ocean Park, one of the Town’s two public beaches, likewise spans from the Atlantic Ocean to the Intracoastal Waterway and holds 1,200 feet of oceanfront.

Two landmarks anchor the corridor. Mar-a-Lago, at 1100 South Ocean Boulevard, is a National Historic Landmark, listed on the National Register of Historic Places on December 23, 1980 under reference number 80000961. And within Phipps Ocean Park stands the Little Red Schoolhouse, founded in 1886 and described by the Preservation Foundation of Palm Beach as the first schoolhouse in southeast Florida. It originally stood about a mile north of the Royal Poinciana Bridge on the Lake Trail, stopped operating as a school in 1901, was restored by the Gardeners Society of Palm Beach in 1960, and was subsequently moved by the Town to Phipps Ocean Park.

What genuinely distinguishes this stretch, though, is that its coastline is actively managed. The Town runs a continuing coastal protection programme with the U.S. Army Corps of Engineers: the Mid-Town Beach renourishment in Reach 4, from Seminole Avenue to Banyan Road, placed nearly 600,000 cubic yards of sand and was completed on May 25, 2026, while dune restoration across Reaches 8 and 9 — the area from Phipps Ocean Park to north of Lantana Beach Park — dredged roughly 750,000 cubic yards offshore and trucked in a further 30,000 cubic yards, finishing on December 23, 2025 and using South Ocean Boulevard itself as the access route. A groin rehabilitation programme covers Reaches 2 through 6 on an annual November 1 to April 30 construction window, timed to finish before sea turtle nesting season begins on May 1.

The corridor runs along the ocean side of the island, carrying State Road A1A. The formally defined segments are FDOT project limits rather than neighborhood boundaries: one project covers 2.3 miles from Emerald Beach Way to SR 704 / Royal Palm Way within the Town of Palm Beach, and another covers 2.074 miles from SR 802 / Lake Avenue to Ibis Way, spanning both the City of Lake Worth Beach and the Town of Palm Beach.

Because the island is narrow here, the Intracoastal Waterway is never far west of the road — the Par 3 golf course and Phipps Ocean Park both reach from the ocean across to the waterway.

Note that the Lake Trail, the Town’s nearly six-mile walking and cycling route, runs along the lagoon side of the island rather than this oceanfront corridor.

As with the rest of this coastline, South Ocean Boulevard is a corridor rather than a platted community, and no authoritative source publishes a breakdown of its housing stock — so this guide does not estimate one. The beach itself is engineered and maintained rather than static. Recent work includes the Mid-Town renourishment in Reach 4 completed in May 2026 and the Reach 8 and 9 dune restoration completed in December 2025, with groin rehabilitation running on an annual November-to-April window ahead of turtle nesting season.
