Evergrene is a gated community of 963 homes in Palm Beach Gardens, built around Lake Dorothy and a system of upland preserves. It is a certified Audubon International Signature Sanctuary, and it is structurally unlike the area’s country-club communities: there is no golf course, no separate club, and no special taxing district.

Evergrene sits inside the City of Palm Beach Gardens, confirmed parcel by parcel — 1,122 of 1,124 Evergrene-platted parcels fall inside the City in both the county’s municipal layer and the Census Bureau’s incorporated-places layer, with the two exceptions being common-area slivers of a fraction of an acre on the northern edge. One detail worth carrying over carefully from other Gardens communities: Evergrene is in ZIP code 33410, not 33418.
The defining feature is environmental, and it holds up at the source. Audubon International’s own certified-member directory returns a current record for Evergrene as a Signature Sanctuary, with a certification date of 19 August 2003. We checked that against the certifying body’s database rather than taking the community’s word for it — and one correction came out of doing so. The association describes itself as a Signature Sanctuary Gold community; Audubon International’s directory records the program type as Signature Sanctuary with no tier at all. So we publish the certification as verified, and attribute the word “Gold” to the association rather than to Audubon International.
A related point of accuracy: the certifying body is Audubon International, which is a different organisation from the National Audubon Society. Audubon International states on its own site that it has no formal affiliation with the National Audubon Society or the other Audubon organisations worldwide. Naming it in full matters.
Structurally, Evergrene works differently from BallenIsles, PGA National and Mirasol. There is no golf course — verified three ways, in that the association names no golf facility, the county property roll contains no golf course parcel, and the community’s own general rules state that golf carts may not be driven within Evergrene. There is no separate equity club: the amenities are owned and run by the Evergrene Master Association, so “membership” here means residency rather than a club purchase. And there is no Northern Palm Beach County Improvement District unit — the district’s full roster was read line by line and Evergrene appears nowhere on it, active or inactive, unlike BallenIsles at Unit 31 or PGA National at Unit 11.
Evergrene occupies the block bounded by Donald Ross Road on the north, Hood Road on the south and Military Trail on the west, reaching east toward Alternate A1A. Those positions were measured from Census road data against the community’s own parcel envelope, and they are corroborated by the association’s general rules, which describe three gated access points on Military Trail, Hood Road and Donald Ross Road.
Two of those gates are staffed — the association names a north gatehouse on Donald Ross Road and a south gatehouse on Hood Road, and its rules direct guests to enter through one of those two. Evergrene Parkway runs as the internal spine from the Hood Road gate north to the Donald Ross Road gate.
I-95 lies to the west beyond Military Trail, and Florida’s Turnpike further west again — neither is a boundary of the community. We publish no relationship to PGA Boulevard, because that road was not found within the community’s envelope in the mapping data and its relationship here was not measured.
The community is in ZIP code 33410 — every parcel tested but two common-area slivers falls in that ZIP code tabulation area, and the association prints 33410 in its own address.
We publish no distances or drive times, including to the beach. The association’s own materials use such phrasing, but it is marketing rather than a dated authoritative source.
The association states that Evergrene holds 963 residences, a mix of townhomes and single-family homes built by WCI Communities. That figure stands up unusually well: the county property roll returns 831 single-family parcels and 132 condominium parcels, which sum to exactly 963. Third-party property sites circulate 973; the association’s own figure and the county roll agree on 963, so that is what we publish.
The only named sub-communities confirmed anywhere are the two condominium associations — Mansions at Evergrene and Mansions at Evergrene West, which the association identifies as the odd and even numbered condominiums on Evergrene Parkway, and which the county roll confirms at 63 and 69 units. Beyond those, the association states the community comprises eleven subdivisions but publishes no list of their names, and the county roll carries ten recorded plat names which are legal descriptions rather than neighborhood names. We therefore publish no neighborhood count and no invented names.
Governance runs through three entities, all named on the City of Palm Beach Gardens’ own registry of homeowner associations: the Evergrene Master Association, which manages the single-family homes and owns and operates the amenities, plus the two Mansions condominium associations, which are separately managed. Because the amenities belong to the master association, there is no club membership to buy and no separate club dues — a genuine structural difference from the country-club communities nearby.
The purchase and leasing rules are documented and are the most practically useful thing on this page. Every prospective resident aged 18 or over must complete an association application, submitted through the association’s screening vendor, with Mansions buyers and tenants applying through that condominium’s manager as well. Applications and contracts must reach management at least ten business days before any sale or rental start date, and applicants must complete an orientation within ten business days before closing, after which a certificate of approval is issued.
For investors the leasing limits matter: the association states each property may be rented once every calendar year, for a minimum term of three months for a single-family home and four months for a property in the Mansions, and that no vacation or short-term rentals are permitted within Evergrene. There is also a capital contribution at closing, which the association expresses as a ratio rather than a dollar figure — an amount equal to three quarters of that property’s annual assessment, also payable on any change in title.
That ratio is as far as the published record goes on cost. The association never publishes the annual assessment itself, so no dollar amount can be derived from it, and no assessment or dues figure appears anywhere on its site. On price, no authoritative source publishes a median or average sale price, price per square foot, days on market or inventory figure for Evergrene or ZIP 33410, and the county tax roll carries no Evergrene line. The only dated figure available is city-wide — Palm Beach Gardens had a final 2025 taxable value of $21,746,938,681 on the roll dated 8 October 2025, and a 2026 estimate dated 1 June 2026 of $23,495,963,391 — which is a municipal tax base, not a price, and not Evergrene. The association names WCI Communities as the builder of the community’s homes. County records show the parcels were added to the roll between 2003 and 2005, though that is a records field rather than a construction date.
The leasing rules are restrictive and are published: one rental per property per calendar year, with a three-month minimum for single-family homes and four months in the Mansions, and no vacation or short-term rentals permitted. Anyone modelling rental income should start here.
Budget for a capital contribution at closing equal to three quarters of the property’s annual assessment, which the association states is also due on any change in title. The annual assessment itself is not published, so request it in writing for the specific property.

For anyone listing a property here, the association specifies sign dimensions, colours and placement within ten feet of the home’s foundation, restricts open houses to Saturday or Sunday afternoons, and prohibits temporary signs at community entrances or on common areas.
The master association’s declaration of covenants is published only as a scanned image and could not be read during research, so the definitive rules on assessments and sub-neighborhood structure should be requested directly from management.
The amenities here belong to the master association rather than to a club, so they come with residency. The environmental programme is the community’s distinguishing feature, and the association publishes an unusual amount of detail about how the preserves are actually managed.
