Is club membership required at Old Palm?
- We cannot tell you, and we will not guess. Old Palm Golf Club maintains no public website — its domain redirects entirely to a members-only login portal, and every content path we tested resolves to a not-found page inside it. So no official source states that membership is mandatory, and none states that it is optional. That is a different situation from BallenIsles and Mirasol, whose clubs both state in writing that membership is mandatory, and it is the same situation as PGA National, where nothing is published either way. For the same reason we publish no membership categories and no membership cost — every figure circulating for this club is unsourced. Ask the club directly, and get the answer in writing before you go under contract.

What is the Old Palm CDD, and what does it cost?
- Old Palm is governed by its own Community Development District — a Chapter 190 special district under Florida law, established on 19 December 2002 by City of Palm Beach Gardens Ordinance No. 42-2002. It plans, finances, builds, operates and maintains community infrastructure: surface water management, master road drainage, site-related roadway improvements, and the perimeter wall and buffer. Unusually, its assessments are public. For fiscal year 2027 its adopted budget levies, per unit: $3,742.87 on Golf Cottages, $3,894.08 on Villa, $3,913.36 on Sable Palms Parcel A, $5,102.34 on Grand Estates, $5,404.05 on One Acre Estates, and $7,976.51 on One Acre Estates with reuse water — each up $289.10 on the prior year. Three things to be clear about: these are non-ad valorem assessments collected on the county property tax bill, not HOA or club dues; they are in addition to the Old Palm Foundation assessment and any club charge, neither of which is published; and the debt portion runs to 1 May 2035, when the district’s Series 2019 refunding bonds amortise to zero.

What kinds of homes are in Old Palm?
- Single-family, throughout. The county property roll returns 314 single-family parcels across the community’s seven recorded plats and no condominium, townhouse or multi-family code anywhere — which distinguishes Old Palm from most gated communities of similar size nearby. The district’s budget names six assessment categories covering 316 residential units: Golf Cottages (8), Villa (110), Grand Estates (87), One Acre Estates with reuse water (69), One Acre Estates (11) and Sable Palms Parcel A (31). Note that "Villa" and "Golf Cottages" are the district’s category names — the county records those parcels as single-family, so they do not imply attached housing. Lot sizes vary widely by plat, from about a quarter acre up to over two acres, with one plat’s median close to an acre. We do not publish a mapping of streets to categories, because none is published anywhere.

Where is Old Palm?
- The district states its own boundaries: bordered on the south by PGA Boulevard, on the east by Central Boulevard and portions of Interstate 95, and on the west by Florida’s Turnpike, within the City of Palm Beach Gardens. Census road geometry measured against the community’s parcel envelope corroborates that, and county records confirm Old Palm parcels with Central Boulevard addresses along the eastern edge. One correction: Military Trail is not a boundary — its northern terminus is at PGA Boulevard, south of the community — so descriptions placing Old Palm between the Turnpike and Military Trail are inaccurate. The community is in ZIP code 33418, on all 470 of its parcels.

Who governs Old Palm?
- Three bodies, and they are distinct. The Old Palm Community Development District is a unit of local government responsible for the infrastructure described above, with public budgets, audits, a board of supervisors and noticed meetings. Old Palm Foundation, Inc. is the property owners association, named on both the district’s site and the City of Palm Beach Gardens’ published association list — but its governing documents, rules and assessments are not available online, since its web domain does not resolve. Old Palm Golf Club is a separate entity again, and publishes nothing publicly. Worth noting for anyone comparing communities in the area: Old Palm is not a unit of the Northern Palm Beach County Improvement District, unlike BallenIsles, PGA National and Mirasol — it has its own district instead.

What do homes cost in Old Palm?
- We publish no price, because none that meets our standard exists. No authoritative source publishes a median or average sale price, price per square foot, days on market or inventory figure for Old Palm or for ZIP 33418, and the county tax roll carries no Old Palm line and no district line. The only dated figure available is city-wide: Palm Beach Gardens had a final 2025 taxable value of $21,746,938,681 on the roll dated 8 October 2025, and a 2026 estimate dated 1 June 2026 of $23,495,963,391 including net new value. That is a municipal tax base, not a price, and it is not Old Palm. What we can tell you precisely — and this is rare — is the district assessment for each housing category, because that is a published government figure. Old Palm Golf Club has no public website — the domain redirects to a members-only login, and the content paths that appear in search results no longer serve anything. That means the course designer, par, yardage, hole count, practice facilities, clubhouse, dining, spa and any racquet facilities are all unpublished, and this site does not print facts it cannot source. The course architect attribution that circulates widely in search results was not confirmed on any club or authoritative page, so it does not appear here. What the login portal’s own navigation does show is that the club organises itself around golf, dining, wellness, private events, casitas, a beach club and concierge services — but those are section names on a gated site, not a verified description of built facilities, and we present them as nothing more.
